The Browns Point Salmon Bake, version 2016, has wrapped up. What a great year. Saturday the weather was perfect. After a cloudy start to the day, the afternoon offered mostly clear skies and temps in the 70’s. Just the right amount of clouds helped paint a beautiful sunset for everyone to enjoy. The same can’t be said for the weather on Sunday. By the early evening it was hard to believe we were in the middle of summer. But, the cold temps and rain did not stop the crowds from coming. The salmon was once again cooked to perfection this year. Thanks again to all the volunteers who helped make this year hit close to record numbers. A special thanks to Greg Hoffman with Greg Hoffman Construction, and Rich Hopson. These two guys put in so much work constructing the booths and wiring for the event. And after 30 plus years of volunteering, Greg and Rich have hung up their tools belts and are passing on their jobs to the next guys up. The salmon bake truly is a hidden gem in the Pacific Northwest. If you have never attended the Browns Point Salmon Bake, well then you better mark your calendars for the first weekend in August 2018. Browns Point Salmon Bake is Back!
Every two years, during the first weekend in August, the residents of Browns Point all gather at the Lighthouse Park and BPIC for the Original Browns Point Salmon Bake. The Salmon Bake is not restricted to residents only, everyone is welcome and people travel from far away to take part in this event.
The fresh caught Alaskan Salmon is cooked over alder wood fire pits, the way it has been since 1946. Along with your salmon, you can enjoy corn on the cob, a salad and desert. There are also booths with fresh clam chowder and other local dishes. Plus plenty for the kids!
This event is for the whole family with crafts, kids games and an art show featuring Northwest Artists.
Friday and Saturday nights you can find everyone in the waterfront beer garden celebrating the beautiful summer nights while listening to live bands.

Don’t miss the Browns Point Easter Egg Hunt this year! It will be held on Saturday March 26th at 9am sharp. The Easter Bunny
will be there to meet the children and take pictures. Plenty of goodies will be spread around the ground for all the kids to find. The hunt only lasts for a short time, so get there early so you don’t miss the fun! The Browns Point Improvement Club puts on the event every year and is always enjoyed by all who attend. We can’t wait to see you there!

TOP 3 TIPS FOR SELLING YOUR HOME FAST AND FOR THE MOST MONEY
1. GET YOUR HOME IN PRIME CONDITION
This can be a hard thing for a selling home owner to do. You may feel that you are leaving the house, so why fix it up. But, you must break that way of thinking. You want to attract the most amount of potential buyers. Your prospective buyers are not looking for a used home, they are looking for a “new” home. When you purchase a home, wether it is actually new or 80 years old, you tell everyone “I bought a new home”. Even though the home may not be “new”, the buyer wants to feel as though it is. Next to an appropriate price to attract the most potential buyers, making your home to look more appealing is the most important.
So how can you do this? Well, start by making your house look less cluttered and give it a good deep clean or hire someone to clean it for you. If your house looks cluttered, a potential buyer can get the impression that your house does not have adequate storage space. If you have been delaying getting that new roof, painting the house, or doing that much needed landscaping, do it now. Yes, you may be putting $5,000 or more into fixing up your home, but that could be the difference between your home selling in 1 week or in 4 months. It could also be the difference in offers being well below your asking price and costing you more than that possible $5,000 “clean up” investment.
Make the potential buyers feel like your house will be their “new” home and as turnkey as possible.
2. USE PROFESSIONAL PICTURES AND VIDEO
Believe it or not, there are still homeowners and agents out there that will take pictures and video off of their phones. They do no editing and post them on the MLS thinking that is all that needs to be done. Wether your house is $200,000 or $1 million, you NEED professional photos and video for your home. If you go to a car dealership they don’t have cell phone pictures to sell a $20,000 car. No, they have professionally edited photos to showcase that vehicle, why would you not want your home to look the best to attract your potential buyers. Those photos and videos are a buyers first impression of your home, they could be what keeps a buyer from clicking on another property or continuing to look at yours.
There is also large ranges of video for houses on the market. There are some agents that will simply take all the photos they uploaded to the MLS for your home, put them into a slide show and put some music behind them. Some will go as far as to call those slide shows a virtual tour. Both of those are incorrect. If I just took a bunch of pictures and placed them on a table in front of you and turned on some background music, would you call that a virtual tour? NO. A true video to showcase your home should be shot like a film. It should have ariel video, set up the community the house is set in. Then incorporate DSLR interior video with different lenses and speeds, walk through areas with stabilizers and sliders, then edited on professional editing software. If you settle for anything less, you are selling yourself short.
3. PRICE YOUR HOUSE TO SELL
This sounds obvious, but believe me it is not. When a homeowner goes to sell their house, they see it one way and the buyer will see it another way. All of those small nicks and chips in the paint and on the corners of your walls that you have grown to overlook, will look like massive wounds to a buyer. Although you may know your yard needs some work, but you think it’s good enough, it may look like to much time and money to the buyer and drive them away. These all get factored in, when choosing a price to list your home.
Yes, you need to look at what similar type homes are being listed for in the neighborhood. But be sure not to get hung up on their listing prices. A good agent will show you what is being listed, but more importantly, what has sold. The actual sold price is typically a good price to start your listing. There are different strategies to consider when choosing your price. In some cases, if many homes in your neighborhood are overpriced, you may want to come in with a slightly lower price than previously sold properties. By doing that, buyers may get into a bidding war and net you more cash than had you listed high and your home will sell much faster! Conversely, if you list your home during a hot buyers market, you may want to list your home slightly higher. Factors to determine that will be affected by the first two tips, marketing and cleanliness. In a hot market, the home that is in the best shape and best marketed will win every time. You will be able to list at a higher price and still sell your home fast! Your own market and community will determine if that is an option for you. The comparative market analysis your agent compiles for you will help with your decision on list price.
The last thing to think of when choosing the correct price for your home, is how long can, or do, you want to wait for it to sell. Do you have to relocate now for a job? Have you bought another home that will close soon and you don’t want to pay two mortgages? These are just a couple possibilities you may face. Either way, IF you price your home to high, you may loose time that could cost you more money and eventually have to list at a lower price anyway.
These might seem obvious, but to regularly, people who think they know all these simple tips, forget them when it comes to selling their own home.
